      • How much does your JJ know tax? Don't mislead others if you are not sure.
        • The reason you need to ask your agent is 1. if your agent already pay the tax, you don't need to pay. 2. if your agent gives you cash back in the form of his pre-tax income, then you need to pay the tax. This is simple.
          Unless the rebate is in the form of lower housing price, then both you and agent do not need to pay the tax as described below by others.

        • Absolutely not correct. The money given to the buyer is not commission rebate since the commission is from the seller not the buyer. It is actually the gift to the buyer and the agent will deduct it from his income as cost.

        • If the money is given back the people who pays you, it is the rebate. The commission given to the buyer is not rebate. It's gift.
          • 你说得对。给买方的钱不是rebate,而是gift。rebate是返钱给付你钱的人。中文“回扣”实际上有些贬义,和贿赂差不多。

              • You may check with CRA, but the point here is you pay from your after-tax income, you already paid the tax. But CRA won't correct it if you include it into Income. Haha!
                • You still don't get it. It's two different events. You purchase your house with your after-tax income. That is event 1 and it is completed. The seller agent gets commission from the seller.
                  And the seller's agent give buyer's agent 50% of the commission. These are all subject to tax. And this is Event 2. Then your agent gives you some commission back. The commission is subject to tax, so does commission back.

                  It's two separate events and you cannot combine them.
